Feature Premiums

How much does a pool, sea views or air conditioning really add to a property's price? We compare otherwise-similar listings (matched by location, size and bedrooms) with and without each feature, to isolate what that feature alone is worth in the current Mallorca market.

How we work this out: for every home with a feature (say, a pool), we find a very similar home without one, same area, same property type, roughly the same size and bedrooms, and compare their price per m². We do this for every matching pair we can find, then take the typical (median) difference. That isolates what the feature itself is worth, rather than just comparing averages that could be skewed by location or size.

  • Teal bars mean the feature is linked to a higher price; indigo bars mean a lower price.
  • The list of features and property types grows as more listings come in.

We compare similar homes with and without each feature. The number in brackets (n) is how many pairs we compared; the more pairs, the more we can trust the number. Features with fewer than 30 pairs aren't shown.

Frequently asked questions

It's how much more (or less) a home tends to be listed at per m² because it has a certain feature: a pool, sea views, air conditioning, and so on. We work it out by comparing similar homes with and without that feature, so the number reflects the feature itself, not just differences in location or size.

Not every feature adds value in the data. A feature can be more common in older or lower-spec homes (an elevator, for example), so once we compare like-for-like, it shows up linked to a lower price. We show the market data honestly rather than assuming every feature is a bonus.

It's how many comparable pairs of homes we found and compared to work out that number. The more pairs we compare, the more confidence you can have in the result; a figure based on 150 pairs is far more solid than one based on 30.

We only show a result once we've found at least 30 comparable pairs for it. Less common combinations, a smaller property type paired with a rare feature, simply don't have enough listings yet to produce a trustworthy number, so we leave them out rather than show a shaky estimate.

It's worked out from the live listings currently on the market across Mallorca's property websites, so the numbers shift as the market does; new listings, price changes and properties coming off the market all feed into the next update.
