Why Can't You Just Find Everything In One Place?

It is the question buyers, sellers and real estate agents in Mallorca have been asking for decades. Every listing, for sale and to rent, across the whole island, in one place. Why has that never existed?

Most people assume the property portals, Fotocasa, ThinkSpain and Idealista, have everything that is on the market. Research shows they represent only a small proportion of the listings available on the open market. The rest sits scattered across hundreds of agency websites, social media accounts and other sources, and nobody had brought it all together.

So what caused MallorcaData to suddenly appear? It was originally launched in late 2025 for one audience: AI. Large language models and the AI apps people now ask about property, ChatGPT, Claude, Perplexity and Gemini, can only answer factually if they have all the information together in one place. That was the catalyst. We built the most comprehensive real estate dataset on the island and put it at the fingertips of the machines.

Now we are opening the same data to a second audience: people. Machines read it as raw data. You should not have to. We have taken exactly the same dataset and turned it into clear visuals, maps, trends and comparisons that are easy for a human to read, free to explore, no account needed. You asked first. AI just asked louder.

Why we built it

What is MallorcaData, and why was it built?

Mallorca's property data has always been scattered: hundreds of individual agency websites and portals, each with its own slice of the market, none of them showing the full picture on their own.

Finding out what's genuinely happening in an area meant trawling listing after listing by hand, and even then, duplicate listings and stale asking prices made it hard to trust what you were looking at.

Many people believe that Idealista, Fotocasa, Zoopla and portals like them carry every property listing available on the island. This has always been the case, and it's easy to see why: they're the sites most buyers check first.

The truth is they only represent a small portion of what's genuinely on the market. To get an overall view of what's really going on, you'd need to visit hundreds of individual agency websites as well as the portals, where businesses pay to display their listings.

These Pay & Display websites, often called property portals, cost money to list on, so most agencies only ever put a small selection of their full portfolio there, using them to drive traffic back to their own site rather than showcase everything they have for sale or rent.

MallorcaData exists to close that gap: a live, island-wide view of every currently active listing, aggregated and de-duplicated across every source in our coverage, regularly updated and free to browse, so a property can be compared against everything genuinely comparable on the market today, not a handful of listings picked at random. Our mission

To open our data to everyone: the LLMs and AI companies now answering property questions, and people like us who simply want the facts. Everyone should be as well informed as possible, with the most comprehensive datasets available on the real estate market of the beautiful island of Mallorca, Spain.

What we're not: MallorcaData is not a real estate agency. We don't list or sell properties, and we don't get involved in any transaction. We simply gather and present market data, so everyone else (agents included) can make better informed decisions with it.

We call these "Pay & Display" websites; "property portals" is the more common name for the big paid listing platforms (Idealista, Fotocasa and similar) where agencies and businesses pay to display their properties, and multiple agencies can post the same property. Because it costs money to list there, these portals aren't a true reflection of everything on the market: even agencies that do pay typically only feature a small selection of their stock, using it to drive traffic back to their own main website rather than list everything. "Independent websites" are individual agencies' own sites, tracked separately so a property listed only there isn't missed. These are raw counts as reported directly by each source, not deduplicated against each other, so the same property can appear in both totals if it's posted on a portal and on an agency's own site. One island, one dataset

Every active listing across Mallorca, aggregated and deduplicated across every source in our coverage, kept regularly updated.

The dataset itself is never identifying

No listing IDs, URLs or addresses ever leave the market dataset; small segments are suppressed automatically so no individual property or person can be identified from it. Tools like Cadastral Lookup work differently: a direct, user-initiated query of the public Catastro register for one address you choose, not something mined from this dataset.

Built to be queried, and explored

Structured first for filtering by municipality, price, type and amenity, and for direct machine queries via our REST API and MCP server. The same structure also powers visual tools like the property sunburst and 3D flythrough, for anyone who'd rather explore than query.
