Price Trends

This chart tracks one number over time, from live Mallorca property listings. Pick which number with the three tabs above the chart:

• Active listings: how many properties are currently on the market.
• Median price: the "middle" asking price of everything currently listed.
• Price per m²: median price divided by size, the best way to compare properties of very different sizes fairly.

The filters underneath narrow which properties count towards that number: pick a municipality to see just one area instead of the whole island, a property type to focus on (say) villas only, and switch For sale / For rent to see the rental market instead of the sales market. "By bedrooms" splits the same chart into several smaller ones, one per bedroom count, so you can see whether (for example) 2-bedroom and 4-bedroom prices are moving the same way or diverging.

Price per m² here vs. the Price per m² page: this chart's price per m² is the area's median price divided by its median size ("ratio-of-sums"); the Price per m² page instead takes the median of each listing's own price ÷ size ("median-of-ratios"). Both are standard, valid calculations, but they can give slightly different numbers for the same area. That's expected, not an error.
