Idealista and Pisos.com block automated reading of their search pages, so their counts are either an older search-engine snapshot or missing entirely. Everything else was read from the live page.

Three things the numbers tell you

The real size of the island

Four independent portals land between 7,200 and 9,000 Mallorca homes for sale. That's the honest ceiling for the whole island.

Fotocasa shows 872, Habitaclia 709, Kyero 506, for an island of a million people. Rental supply has collapsed.

Everyone lists the same houses

Add the portals up and you get 50,000+ "properties". The same villa is simply syndicated everywhere from one agency database.

Does anyone check who you are?

Effectively no. Across every Spanish portal here, verification means a working email and a phone that rings. Nobody asks for a title deed, a nota simple, an ID document, or an agent registration number. Ownership is something you tick a box to promise.

Private sellers

Idealista and Fotocasa send an SMS code, and that's the whole check. Habitaclia holds the ad for 24–72 hours before it goes live. None of them look at who owns the property.

Agencies

You supply a CIF (tax number) and sign a contract; that's for invoicing you, not for proving you're entitled to trade. No portal asks for a licence or the Balearic agent registry number.

Kyero & JamesEdition

The only real gates, and only because they refuse private sellers commercially. JamesEdition asks for a licence number and a physical office; documents are requested only "when necessary".

The consumer group proved it

In September 2025 Spain's OCU posted a deliberately fake advert (real address, invented features, photos of a different house, absurd price) on eight major portals. It published on all eight, stayed live 13 days, and not one portal spotted it. The Idealista version drew 67 enquiries. OCU's own conclusion: portals have no duty to verify in advance, only to react once someone complains.

The law sits on the agent, not the advert. Under Balearic Ley 3/2024, anyone practising here needs training or 4 years' experience, €100k/€600k liability insurance and a €60,000 guarantee, but the ROAIIB register itself is officially voluntary, and no portal checks it. The one heavyweight exposure is tourism law: advertising a holiday let without an ETV number can cost a listing channel up to €400,000.

These aren't MLS, and a real MLS does exist

All seven above are advertising portals: you pay for shelf space, and the listing stays yours. An MLS is different; members put stock into a shared pool and split the commission with whoever finds the buyer. In Mallorca that layer is small and private:

ABSI

The closest thing to a genuine Balearic MLS. Around 35 independent Palma agencies sharing stock on a multi-exclusive contract. Fees unpublished; commission split conventionally 50/50.

ABINI

36 firms, 66 offices, ~450 professionals. A quality-gated collaboration network, not a shared database. Entry needs 5+ years' local trading and a physical Balearic office.

RE/MAX Balears & Porta Mallorquina

Franchise-internal MLS. Real shared inventory, but you have to buy the franchise.

Casafari Connect & Babysteps

€29–39/mo

Software MLS: agent-to-agent sharing with commission-split rules, no association to join.

There's no public MLS feed, no IDX, and no consolidated sold-price database in Spain. That gap is exactly what Casafari and idealista/data sell back to the market.

Prices marked "reported" come from industry sources, not the portals themselves; none of the Spanish portals publishes a professional rate card, so the only way to get a Balearic figure is to phone their sales line as a prospective agency.
