Real Estate Websites Vs Property Portals

There's an important difference between property portals, what we call Pay & Display websites, like Idealista, Fotocasa and Think Spain, and independent real estate agency websites. Portals are paid advertising platforms where agencies choose which of their properties to feature. An agency's own website almost always holds far more of its stock than it features on any portal. Here's how the major portals we track compare.

This page compares every major property portal active in Mallorca: how many listings each one carries, how many different agencies feed it, how much of the total market it actually covers, and how that's shifted over time.

Take Idealista as an example, the best-known portal in this list. Sites like it dominate Google search results, yet only ever show a slice of what's actually for sale. The reason is cost: they run on a subscription model, commonly a few hundred to around €1,000 a month, to list a batch of properties, typically just 10 to 15 at a time. Most agencies choose not to pay at all, and even the ones who do usually only list a small selection of their full portfolio, using the portal mainly to drive traffic back to their own website, where their complete stock is shown. None of that makes a portal a bad place to start; it's a great first stop, well worth searching, but it just isn't the full market, and treating it as one is how a buyer misses homes that were never listed there at all.

A listing can run on several portals at once, so these bars are each portal measured against the whole market individually; they aren't meant to be added together (that would double-count anything cross-posted). For the deduplicated on-any-portal vs. agency-only total, see above.

Per-portal breakdown

Agencies traced and owner-direct vs. professional listings, portal by portal. Agency counts aren't deduped across portals (the same agency can post to several), and owner-direct data is only populated for the portals where we've finished that attribution work; see the caveats below.

How we work this out: for each portal, we count the active listings currently on the site, how many distinct agencies we've traced those listings back to, and, where the data allows it, how many are posted directly by the property's owner rather than a professional agent.
  • Agency attribution is a work in progress across portals; a portal showing no agency count yet is a data gap on our side, not evidence it has few agencies.
  • Owner-direct % is calculated only from listings we could classify one way or the other; unclassified listings are excluded from that percentage, not counted as agency-posted.

We cross-reference every portal listing against our own market data to see how many are confirmed live on an independent agency website too, not just the portal.

Put plainly: of the 28,310 unique properties for sale across Mallorca right now, only 9,439 of them show up on any property portal at all. Statistically, that means 18,871 — more than half aren't listed on a portal anywhere, and the only way to find them is directly on the agency's own website (or through the agency itself).

This is a floor, not a ceiling. We only count a match when we're confident it's the same property, so a genuine duplicate we haven't yet confirmed is counted here as "not matched," never the other way round. In practice the true overlap is higher than the number shown: the underlying point still holds even at this conservative floor: a meaningful share of what you see on a portal is also sitting on the agency's own website, usually alongside stock that never made it to the portal at all.

A note on the data: the portals-vs-agency-only split, per-municipality breakdown and listing-trend history above all come from island-wide deduplication across portals, a recent addition. Earlier versions of this page couldn't show them honestly, since we could only count listings per portal in isolation, not tell whether the same property was double-counted across two or three of them.

Frequently asked questions

No. Every site tracked on this page is a paid advertising portal: an agency pays a subscription to display listings there, and the listing stays theirs alone, no shared pool or split commission involved. What a portal does share is visibility, not the listing itself, which is why properties from many different agencies end up on the same site.

Not necessarily. Some listings come from businesses advertising as agents without being formally registered as one, and some come directly from private property owners selling without an agency at all. We track this split where the data allows it: see the owner-direct percentage in the table below.

We've fully mapped which agency posted which listing (and whether it's an owner or a professional) for some portals, but not yet for all of them. Where that enrichment hasn't been done, we show the honest gap rather than guess: 0 or missing doesn't mean no agencies are actually involved, just that we haven't attributed them yet.
